Use the estate agent and property portal sites to search for your dream home. Make sure the location is right for you, check out commuting times, schools, creches, shops, leisure and sports facilities, hospitals, dentists, doctors, churches, parks, restaurants and pubs.

If you are very busy or frustrated by wasted journeys, consider using a search agent. They will search on your behalf and can sometimes find properties before they come onto the market. They can help to negotiate the best possible price and pursue the contract through to exchange.

Search agents require a registration fee, typically £300-500, followed by a percentage of the purchase price, typically 1.25-1.5% - or occasionally, if this is greater, a percentage of the saving between the asking price and eventual purchase price.
